Scotland’s new damp and mould regulations came into effect on 6 October 2026, making a prompt response essential for landlords, letting agents and property managers.
Where an investigation identifies substantial damp or mould requiring repair, landlords must ensure the work begins within five working days, counting from the day after the investigation is completed.
Read the Scottish damp and mould regulations.
Responding promptly helps protect tenants’ health and keep properties in good condition.
After the cause has been assessed, affected surfaces may need treatment and repainting as part of the remedial work.
A suitably qualified specialist first assesses the cause and recommends the work needed.
We then agree the treatment and painting work necessary. Repairs to address leaks, ventilation or other underlying causes must also form part of the remedial plan.
We provide this service across Aberdeen and Aberdeenshire for homeowners, landlords, letting agents and property managers.
We prioritise urgent requests and confirm the earliest available start date when agreeing the work.
On completion, we provide a dated record of the treatment and painting work carried out, including:
Landlords, letting agents, and property mangers can keep this alongside the specialist’s investigation and other repair records to document the work undertaken and when it happened, helping to support compliance with the new regulations.
The record confirms our completed work. It does not replace the specialist’s investigation or certify that the underlying cause has been resolved.
